Stamped concrete is low maintenance, not no maintenance. The sealer is the part that wears, and in our climate it takes a beating from sun, snow and road salt tracked in off the driveway.
How often
Every two to three years for most patios and walkways in the Capital Region. Pool decks and anything in full sun lean toward two. A covered patio can stretch to four.
Signs it is time
- Water soaks in instead of beading up
- The color looks flat or chalky, especially in the texture
- Light scuffs or white patches where furniture sits
- Small surface pitting after a salty winter
What happens if you wait
Once water gets into the surface, freeze and thaw starts lifting the top layer. That is when you see flaking and faded spots that a reseal cannot bring back. Catching it early is a cleaning and a coat. Catching it late is a restoration job.
What we do
Pressure wash, treat any stains, let it dry fully, then apply a solvent based acrylic sealer with a non-slip additive where it is needed around pools and steps. We reseal slabs we poured and slabs we did not.
