Before finishing a basement in Troy, NY, fix every source of water first. Finished walls hide problems, and a damp basement behind drywall turns into mold and ruined flooring within a couple of seasons. We run the same checklist on every job, and if any item fails, that gets fixed before framing starts.
The checklist
- Grading. Soil should slope away from the foundation at least 6 inches over the first 10 feet.
- Gutters and downspouts. Clean, connected, and discharging at least 4 feet from the wall.
- Foundation cracks. Hairline is normal. Anything that has leaked gets injected or sealed.
- Sump pump. Working, with a check valve and a battery backup if the basement will have anything expensive in it.
- Humidity. Under 50 percent in summer. A dedicated dehumidifier on a drain line handles most Capital Region basements.
- Slab moisture. A taped sheet of plastic for 48 hours tells us whether vapor is coming up through the floor.
What we build differently in a damp climate
Framing held off the foundation wall with a vapor gap. Closed cell foam or rigid foam against the concrete instead of fiberglass. Pressure treated bottom plates. LVP flooring that can be lifted and relaid if the sump ever fails. A drop ceiling or access panels at every valve and cleanout. Older homes in Lansingburgh and Brunswick with stone foundations get an extra drainage layer behind the wall.
When to call someone else first
Standing water after every storm, a sump that runs constantly, or a wall that is bowing. Those are waterproofing or structural jobs, and we will tell you so and point you to the right contractor before we quote the finish work.
Edges Unlimited finishes basements in Troy, Clifton Park and across the Capital District. Request a free quote and we will start with the moisture check.
