A basement bedroom in Schenectady, NY is only legal if it has an egress window or door that opens directly outside, and the work is permitted and inspected. New York State code requires an opening of at least 5.7 square feet, a sill no more than 44 inches off the floor, and a window well with a ladder if the well is deeper than 44 inches. Without it the room can be a den or an office, but it cannot be listed or used as a bedroom.
What an egress window install involves
- Excavate outside the foundation wall and set a window well.
- Cut the opening in the block or poured wall and install a header if needed.
- Set the window, flash and seal it, and backfill with drainage stone.
- Add a well cover and, if the well is deep, a ladder.
Figure $5,000 to $8,000 installed in the Capital Region, more if the well lands on a utility line or a patio. It is two to three days of work and the one part of a basement project that absolutely needs a permit.
What else the inspector looks at
Smoke and carbon monoxide detectors, ceiling height of at least 7 feet, electrical done by a licensed electrician, and proper insulation. In Niskayuna and Rotterdam the building department also wants to see the framing before drywall goes up. We schedule those visits so you never have to open a wall back up.
Why it matters at resale
A permitted basement bedroom counts toward the home’s bedroom count. An unpermitted one does not, and it can hold up a sale when the buyer’s inspector asks for the paperwork.
