Stamped concrete patios typically start around $20 per square foot, and broom-finished concrete starts around $15 per square foot. Your price depends on the size, the pattern, site access and how much prep the ground needs. Every estimate is itemized, and financing is available.
Properly installed and sealed, stamped concrete lasts 25 to 30 years or more. Freeze and thaw cycles are the main threat, so we pour at the right thickness, use air-entrained mix, cut control joints and seal every project. Resealing every two to three years keeps it protected.
We pour from early spring through late fall, usually April into November depending on the weather. Concrete needs to stay above freezing for the first few days to cure properly. If you call in the colder months we will get you on the schedule for the first good stretch of weather.
Light foot traffic is fine after 24 to 48 hours. Patio furniture can go back after about a week. Driveways should wait a full seven days before you park a car on them and 28 days before anything heavy like a delivery truck.
Stamped concrete is one continuous slab with a pattern and color pressed into it. Pavers are individual pieces set on a base. Stamped concrete usually costs less, has no joints for weeds to grow in and holds up well when it is sealed. Pavers can be easier to spot repair. We install both and will tell you which makes sense for your yard.
Every two to three years for stamped or colored concrete, and every three to five years for plain broom finish. If water stops beading on the surface or the color looks faded, it is time. We offer resealing as a standalone service for concrete we did not originally pour.
A typical bathroom takes two to three weeks from demo to final walkthrough. A full kitchen runs four to eight weeks depending on cabinet lead times and whether walls are moving. Basement finishing usually lands in the four to six week range. We give you a written schedule before we start.
Usually yes. In Clifton Park and most Capital Region towns, finishing a basement, moving plumbing or adding electrical requires a building permit and inspections. We handle the permit application and schedule the inspections as part of the job.
Yes. Most of our clients do. We seal off the work area with plastic barriers, run dust control and clean up at the end of every day. For a kitchen remodel we will help you set up a temporary cooking spot so you are not eating out for six weeks.
Either works. Plenty of homeowners come to us with a Pinterest board and a rough budget, and we work out the layout, materials and finishes together. If you already have architect drawings we will build to those.
Yes. Financing is available through Acorn Finance, and you can see your monthly payment options online.
Yes. We come out, measure, talk through what you want and send a written quote. No charge and no pressure. If you decide to wait a season or go another direction, that is fine.
We are based in Clifton Park and work throughout Saratoga County and the Greater Capital Region, including Saratoga Springs, Ballston Spa, Malta, Halfmoon, Latham, Niskayuna, Schenectady, Troy and Albany. If you are a bit outside that, call and ask. We often say yes.
We do. As a thank-you, we offer a discount to seniors, veterans and active duty military. Mention it when you call for your estimate.
